Cancellation Policy
Once a reservation has been accepted and confirmed, a cancellation can only be made in accordance with the terms below:
More than 60 days before Occupancy date: If the applicant wishes to cancel, a refund will be issued for any deposit or payment.
Within the 60 days before Occupancy date: If the Owner is able to re-rent the property, there will be no penalty. Otherwise, if the applicant wishes to cancel; there will be no refund. If the Owner is able to partially re-rent the property, the penalty will apply proportionally.

50% rental deposit when booking
50% balance payable 60 days before occupancy date
Where the Rental Period commences within the 60 days, full payment is required on booking.
The Rental Applicant will be charged a $500 Security Deposit 60 days before arrival, refunded within one week of departure as both a commitment and guarantee of these terms and conditions, as well as a Loss Waiver and Damage Deposit guarantee. The Lead Guest accepts all liability for any missing items, or damage beyond normal wear, to the full replacement cost of those items.

"Amazing Home"
Casa Flor de Mayo is a perfect house to spend time on Isla Mujeres. Beautiful home overlooking the caribbean waters! There were 4 couples and the rooms were just perfect and accommodating. The concierge and Mundaca staff was easy to work with and I used all their recommendations. Absolutely recommend this home for your stay!

We absolutely loved our stay! We had five adults and four children staying at the house. Everyone was very comfortable during their stay. There is not a bad room in the house. All of the views are spectacular! The pool was the highlight while spending time at the house. The accommodations were more than satisfactory. I would definitely recommend booking Lucy as a chef. Not only was the food amazing, she was a joy to be around. Bob and Diane were very tentative to our needs. I would absolutely recommend staying here!

The house was amazing and the outdoor space was so great. It was decorated beautifully and very clean. We loved the location. We rented golf carts and it was fun to get around town. This house is top notch and I would rent it again and highly recommend it.

Our stay at Casa Flor de Mayo was spectacular. The house and pool were beautiful and clean. It’s in a good location on the isla with great views. Leading up the the trip, the administration team was available to answer many questions. The concierge walked us through everything when we checked in and answered questions during our stay. The house is set up well for having a chef service come in to cook. We highly recommend staying here!

This is our second time and our friends seventh time on the island.....yep 7...This property was perfect for our group of 9. Large flexible living spaces were great as well as the bedroom sizes. The pool area was awesome for us, large enough for everyone to enjoy and the lounge area in the pool was a real treat! You will get a great sunrise and a lot of sun throughout the day. Great location also, far enough way from the hustle and bustle of downtown but only a short cart ride to see all the action. Management company was very responsive and we used Isla Fun Tours to do a private transfer from Cancun Airport to the house they even delivered our golf carts. Last but not least Jan the concierge was awesome, he does a great job!

Great house! Came nicely equipped, beds comfortable, owner and property management very responsive! The house had beach towels which saved us on packing. Loved the quieter location with quick access to restaurants or beach. The pool area was perfect for lounging after a day from beach. Views gorgeous as well. No complaints!

We were 3 families and the house was just perfect. We enjoyed the outside space and pool every day. The rooms were each comfortable as were the views. The areas was quiet and we felt perfectly safe. The amenities and the help with everything before the stay made it a seamless and easy vacation. The communication was great throughout as well. Would absolutely stay here again. Thank you!

Our time in Isla Mujeres was magnificant due to having this amazing home as our own for 4 nights. The pool and ocean combined for a magnificant play pen for our family gathering. Nonstop fun in the pool with the grandkids and then discovery of nature in so many ways. Nice proximity to the Punta Sur, great walks along the sea and a fabulous catered dinner with Javi and his family team. This is the perfect place to be in Isla Mujeres!!!

Our return trip to Isla Mujeres was amazing! Isla and Casa Flor de Mayo did not disappoint! The house was perfect for our group of 11 people. Plenty of room for everyone. Lucia Di Cesare's Farm to Table breakfast was delicious! Perfect for our first morning on the Island. Everyone in the group wished that they could stay longer. Thank you for sharing your little slice of heaven with us. We will definitely be back to Isla Mujeres and Casa Flor de Mayo (hopefully sooner than later).
"Peaceful, Private, Perfect!"
We went with a group of 10 women to celebrate our friendship on Woman Island. This house was everything we needed and more! It’s located on the southern point of the island, away from the major hustle and bustle, but SO close to everything you’d want! Restaurants and bars less than a 3-5 minute golf cart ride (we love the Joint) and you can take the path behind the house down to see the ruins (about a 15 minute walk along the ocean cliffs!) There’s cold coconut stands just minutes from the home, along with a beautiful Woman’s Bead Co-Op that we all were obsessed with! Beaches and snorkeling are also super close. The pool was amazing along with sunrises on the huge balcony. They provided beach towels and even sunscreen if you forgot! And they made us the most DELICIOUS appetizers for the day we got in (literally saved us all after long travel!) We’re some thirsty gals and drank the 4 huge jugs of purified water they gave us, and Isaac was fast as HELL bringing us more! Also loved that they provided chilled drinking water (one less thing to coordinate.) Jennifer was also super fast to reply to any inquiry. We’re already thinking ahead to our 2023 Isla stay here!

This was a girls trip and we had the most fabulous time at this beautiful house! What you see online and videos is what you get and more! The pool and the view from the pool is amazing anytime of day! The home is beautifully decorated with all the amenities! Comfortable beds, bathrooms are modern, they have conditioner, shampoo and body wash in each bathroom. The kitchen has everything you will need to cook a meal or to have one catered. The house is in walking distance to Punta Sur which you have to see. The house is secured, and has cameras. The house is also a short 15 minute cab ride into downtown! We absolutely loved this house and highly recommend you will not be disappointed! I wish I could post photos!
"Perfect House for a Family Vacation"
This house is gorgeous and has everything that you might need. All the separate bedrooms with bathrooms make it perfect for a group. The balconies provide private space with amazing views. The large kitchen, living room and dining room are wonderful communal spaces and you can look out over the pool to the sea from almost every room. The hosts were excellent and check in and check out were seamless. The house is on the southern part of the island which we prefer because it is quiet. You do have to take a short taxi or bus ride to get to the main touristy part of the island.

Everything was great. The view from the house is the best, and the walk to Punta Sur is perfect. The house was exceptionally clean. The beds and pillows were comfortable. The coconut scented shampoo and conditioner were perfect.The kitchen was well stocked. The beach and bath towels were nice and soft. The pool was clean and relaxing. There was plenty of outdoor furniture where we spent most of our time when we weren’t gallivanting around the island, exploring Punta Sur, and playing on Playa Norte. Jennifer and the Mundaca team were efficient and kind. Bob and Diane were very helpful and always responded to my questions. Thank you!

Overall we loved casa flor d me Mayo. The pool deck is in the shade much of the day but other than that it was all lovely. It was our first time to the island and it definitely took a few days to figure out the island but overall awesome experience.
"A perfect 10 of a property!"
Our family of 7 (2 adults and 5 kids from 6-18) loved this house!!!!! From the amazing peaceful location, great pool, well appointed kitchen for us and our few private chefs that came to the house, the help with booking all our vacation needs (golf carts, shuttle from airport to ferry, activities of snorkel and fishing, ETC ……) amazing sliding doors to make the dining room into part of the outside patio for dinners, book about the house and how to use all the ‘tools’ right, great AC units in each room, and I could keep going on and on! Best family vacation in a decade and Isla Mujeres is a GEM!!!!! Never heard of it before I found it on the map to then book this house! Can’t wait to go back!!!! Only thing to be aware of if u want to use the house for 5 couples each having their own bedroom is that there are only four full baths so might not be best. This was no issue for us as our kids shared the downstairs two bedrooms so they shared a bath. Other then that, this house is a perfect TEN!

If you are hesitating at all before booking this property…absolutely book it. For 9 days, I celebrated my 50th birthday with my husband and 6 of our closest friends from all over the US. Everyone agreed that this was the nicest villa they had ever stayed in. The owners and their team go above and beyond to make sure you have a phenomenal vacation. They can answer questions or address concerns about any aspect of the trip. From traveling from the airport to the island, fun activities, the best place to rent a golf cart, restaurants, money exchange etc, the team addressed everything and provided great information. Our wonderful concierge Angel shopped for us in advance of our arrival and the hosts provide a cell phone for local calls and a binder of information about the house and the island. Book it! "Family times in Isla!"
The house is gorgeous. All rooms were very nice and comfortable. Each room has its own shower. Wonderful amenities. Interesting layout - you walk into the house upstairs, and downstairs is really the main floor with all the action - kitchen, pool, etc. But it’s nice because people can be separated that way. On a warm, calm day, there’s nothing better than sitting out by that pool. It does get windy on that side of the island. But you can always sit and relax to the sound of the waves crashing just out your door. There is some development happening near by, but not too bothersome.

I had a great time staying at this property and the tenant made everything easy as she is very familiar with the island. The home is well maintained but you may lose power a few times everyday. Overall I recommend it.

We loved every minute of our stay at Casa Flor de Mayo. It's the perfect house for those who want don't want to stay on the busy (north) side of the island- while being only a short golf cart ride to get to the north side when you do want to go. We were 2 families with kids ages 11-17. The house accomodated everyone very comfortably with a large dining room to enjoy dinners together on the nights we did decide to eat in. The kitchen was well stocked with everything we needed. We very much appreciated the appetizers that were provided to us upon our arrival- everything was delicious! We spend a lot of time out back as the pool is the perfect size and temperature and there's plenty of shade for those who get tired of the sun. This house has a stunning view of the ocean from anywhere on the back side of the house (which includes 4 of the 5 bedrooms). The most amazing sunrises can be enjoyed from here every morning. Even though there's a public path behind the house, you rarely see anyone using it. We enjoyed daily walks on this path- just be sure to bring good walking shoes as it's a bit rocky for just flip flops. The kids got a kick out of the iguanas sunbathing along the rocks on the path. Every beach club and restaurant was only a 5-20 min golf cart ride away- very convenient. Isaac was so awesome- he helped us with all of our needs from making dinner reservations to reserving taxis and boat excursions to see the whale sharks. He made wonderful recommendations for beach clubs and restaurants and was always so quick to respond. Thank you for letting us enjoy your beautiful home- we highly recommend staying here-- you won't regret it!!

We had such a wonderful vacation on Isla Mujeres that it was very difficult to leave! Casa Flor de Mayo was the perfect choice for our group. It was clean, well appointed, and tastefully decorated. We traveled with another family and there was plenty of room for everyone to spread out. The en-suite bathrooms were perfect for privacy. The kitchen was well equipped. We enjoyed the outdoor space the most! We miss the peaceful mornings having coffee by the pool, admiring the amazing views of the Caribbean!! The kids (as well as the adults) spent many hours in the heated pool. We also enjoyed taking walks with the iguanas on the path along the cliffs. The location of the house was perfect for our group as well. The south end of the island was so peaceful, yet we were only a 15 minute golf cart ride from fun shops, amazing restaurants, and fabulous beaches! We felt very safe from a COVID perspective. The residents of the island seemed to take it very seriously and nearly everyone wore masks. We would highly recommend this home and hope to return in the future!

Selected this property based on cleanliness and the number of bedrooms and baths. With Grandma/Grandpa in one bedroom, 2 grown children and their spouses others (one with an infant in a pack and play), teenager kids in another, and a single woman in another, it fit us perfectly. I have to say that Mexico and this property take Covid a heck of a lot more seriously than we experience in Texas, Utah and New Jersey. Felt completely comfortable and safe, masked when we left the property just like EVERYONE else. Sanitizer and temperature checks everywhere you go. Perfect few days. Thanks for everything!
"Amazing Family Vacation"
This is the best house by far we have ever rented. Incredibly beautiful rooms, setting and view. The layered infinity pool and gas firepit kept the entire family happily at home a lot more than we had planned. 3 generations enjoyed the 5 gorgeous bedrooms; 2 indoor and 1 outdoor family rooms; and the beautiful, well-equipped kitchen. No detail was overlooked in the design and decor of this house. So happy with this property!

This modern gem is decorated very nicely and is super comfortable. The ocean views are amazing!! The pool is a great size and I love the design. The fire pit was a great touch for hanging out after dark and making s’mores! The house is well equipped with everything from a full kitchen, toilet paper, paper towels, laundry detergent, and even body wash and shampoo/conditioner! We loved everything about this house and can’t wait to go back!

We loved Casa Flora de Mayo and Isla Mujeres! We enjoyed being on the opposite end of the island from all of the hustle and bustle but still close enough to take a 15 minute golf cart ride when we wanted to explore the touristy areas. The views and the home were amazing & very accommodating. We had 10 guests and it was plenty of space for us. We will return but when we do we will pack less and just enjoy the relaxed atmosphere of the island.

We had the most wonderful time in this house. Very spacious and accommodating for a group. The house is equipped with everything you need for a comfortable stay. The pool and ocean view is perfection. Communication, check in, maintenance, etc was all very responsive and helpful. We cannot wait to go back!

This property is located near the south end of the island and is a quiet location! This house was perfect for us and our group of 6. The owners provide a cell phone in the house with a local number for easy calling around the island. Charlie-Taxi in the phone is great, he took us Everywhere we wanted to go! The house is very clean and spacious, beach towels included, the pool is perfect looking over the ocean and the owners and property managers were great to work with! We highly recommend this house, we will return!

"June 2019 Stay"
We traveled to Isla June 11-15th with our four children (15,15, 13, 2), my parents and mother in law. The house was absolutely gorgeous and very clean. The pool was awesome for the teenagers and the swim ledge was perfect for our 2 year old to hang out. The bedroom/en suite set up was perfect for everyone to have their own space when needed as well. We also were able to see the sea turtles mating very morning in the Caribe....so neat! We will definintely be back!

The house is truly luxurious by any standards. Worth every penny, especially for large families. It is very quiet at all times of the day and hanging out by the pool is a decadent dinner at to spend your time. The ocean is right out front and we spent almost every afternoon watching the sea turtles basking right off shore. Amazing. There are plenty of restaurants and beaches a couple of minutes away. The north side of the island was 15 minutes by golf cart.

We loved our stay at Casa Flor De Mayo. The layout was perfect for our 2 families of four. The kitchen is fully stocked with everything we needed the nights we stayed into eat. Dining room table seats 8 people and the house allows you to open up portions of the home to enjoy the sea breeze in portions while running the AC in others. Very well maintained and quality construction. The villa is located close to the Southern tip of the island, just a short distance from the beach clubs on the Cancun side of the Southern Tip. The downtown area and North Beach is a 20 minute cart ride. The owners were super helpful ensuring we had everything we needed and helped arrange golf carts, airport transportation, fishing trips, etc. Highly recommended and we would stay here again when we return.
"Casa Flor de Mayo"
We were in Isla for the wedding of our youngest son and the Casa was wonderful and perfectly complemented a busy week of wedding activity. The Casa has a very comfortable layout with the pool and pool deck right outside the main level areas. Our ages ranged from 88 to 3 and the house accommodated everyone. There are in essence 4 master suites each with gorgeous bathrooms. A fifth bedroom without a bath has no access to a pool or patio - which was perfect for our grandchildren 6, 4 and 3. Located near Punta Sur, we were at the quiet end of the island but golf carts put us 10-15 minutes from downtown, Playa Norte and all that goes on at the busy end of the island. Sunrises are fantastic and is it soothing just sitting at the pool and looking out onto the waters of the Gulf. There was always a comfortable breeze on this side of the island. The Kitchen was well stocked with everything we needed for our group of 9 and the patio and balconies had plenty of seating for us and other family staying locally who visited. Kate, the concierge for the house was very helpful and responded instantly when we contacted her on the house smart phone that is provided loaded with other local contacts and references, including cabs and a physician our son and daughter in law used when one of the kids got sick. The WiFi was strong and reliable, the pool was serviced and cleaned regularly and the only maintenance item we requested, gas for the fire pit on the pool deck, was provided immediately. The owner provided a personal touch by checking in with us on our day of arrival but otherwise we knew we could contact her but did not come across any need to. Casa Flor de Mayo was perfect for us!

The house is gorgeous with an amazing view. It’s peaceful, tranquil and truly accommodating to our party of 11! Diane was extremely helpful anytime we had questions and the property managers, gabby and Santiago were just as helpful. This is been a wonderful vacation for our family and we hope to come back again!!!

Our extended family (6 adults and 2 kids) had the BEST Christmas and holiday week at Casa Flor de Mayo! The house is fully stocked (from the kitchen to the soft new beach towels to tons of movies and a wireless speaker), super comfortable, and is even more gorgeous in person than in the photos. The pool and lounge area with view was incredible -- our kids spent hours swimming each morning while we relaxed. We loved that the house was a bit out of town so we could really disconnect, but still the beaches and restaurants were all easily accessible via the golf carts we rented for the week. We also enjoyed the neighborhood - yoga studio a few doors down, a lovely walking trail, and a nearby low-key beach. The owners were very responsive to questions leading up to and during our stay, and their book of recommendations came in very handy. Couldn't recommend this house more - we hope to be back soon!

Regulars to the island, but our first stay at Casa Flor de Mayo. It's a beautiful home with all the amenities. Everything is shiny and new. The kitchen is well equipped for preparing a snack or a full meal for twelve. Air conditioning worked perfectly throughout the house. Great water pressure and plentiful hot water was a pleasant surprise. Highly recommend!
